Keep useful roofing in service
A localized, well-defined failure can support repair when the surrounding assembly is sound.
Flat roof repair
A clear scope starts with the roof in front of us.
EPDM rubber roofing has its own splice and flashing methods. Repair the right material with details that suit the existing assembly.
EPDM is a rubber roofing membrane. Its seams commonly use compatible splice materials rather than the heat-welded seams of TPO and PVC. Weathering, seam condition and the flashings around roof equipment shape the repair discussion.
The inspection looks at the membrane and its interruptions, including penetrations, drains, edges and equipment curbs. A dark surface alone does not establish the material, and a visible membrane does not establish that the insulation beneath it is dry.

A repair depends on material identification and preparation.
| EPDM concern | Repair question |
|---|---|
| Open splice | Can the seam be prepared and repaired with the appropriate compatible splice system? |
| Puncture | Is the membrane and support around the puncture sound enough for a localized repair? |
| Curb and penetration | Do the flashing pieces, corners and terminations maintain a continuous seal? |
| Suspected wet insulation | How far does the moisture extend, and what investigation is needed to define removal? |
A reroof decision includes the existing roof layers and the building’s use.

Flat roof repairWet layers, damaged deck or widespread material problems can change the work to replacement or a carefully evaluated recover.
Flat roof replacementIdentify the existing attachment, material-handling route and equipment constraints. Work methods need to suit the building and selected system.
Repair products and methods must be compatible with the identified EPDM system. Treating different membranes as interchangeable can leave an unreliable connection.
No. Its cause, location and effect on the roof need assessment. A surface appearance alone does not define the replacement scope.
No. Specialist moisture testing or core sampling is a separate investigation when needed.
